DEVELOPMENT


BRECAP Partners — the firm’s development platform and a joint venture with Huntsville-based GWJ Properties,  focuses on creating high-quality residential communities in markets supported by strong population growth and expanding local economies. The strategy centers on identifying locations with unmet housing demand and delivering thoughtfully designed assets that meet the needs of residents while generating compelling returns.


Each project is preceded by rigorous due diligence, including in-depth analysis of the competitive landscape, demographic trends, and economic fundamentals. Development plans are underwritten using conservative, data-driven assumptions to ensure durability across market cycles.

LEADERSHIP

‍Jeff Seiters

‍Founder and President

‍Jeff possesses over twenty years of experience executing investments in the multi-housing sector. With aggregate transaction value exceeding $1.6 billion, he has acquired over 130 assets representing approximately 30,000 units in 50+ cities throughout the Southeast and Midwest. Jeff sets the firm’s overall strategy, driving deal origination, guiding business plans for each investment, and fostering lasting relationships with capital partners. 


‍Prior to founding BRECAP, Jeff lead the acquisition efforts for a Nashville-based fund manager and was integral to growing the firm’s assets under management from $20 million to over $700 million during his tenure. He has extensive experience in fund raising, contract negotiation, opportunity sourcing, underwriting, due diligence, capital markets, renovation, and asset management. 


‍A native of Chattanooga, Tennessee, Jeff holds a Masters of Business Administration from the Kenan-Flagler Business School (UNC - Chapel Hill, NC 2002) and a Bachelor of Arts degree from the University of Virginia (Charlottesville, VA 1994).
